Terms and procedures

General conditions

  • Smoking is not allowed in the guesthouse. Smoking on the porch offers an alternative. In case of violation of the smoking ban we have the right to charge you for the possible cleaning of textiles.
  • Drug use is not allowed in the guesthouse or on the ground of the guesthouse. In case of violation of the drug use ban we have the right to remove you out of the guesthouse and from the ground of the guesthouse.
  • Pets are not allowed.
  • You can pick up the keys for the guesthouse between 15:00 and 18:00 on the day of arrival. In case you arrive after 18:00, please contact the landlord on time. On the day of departure you are expected to leave the guesthouse at the latest at 11:00, except on Sunday. When you leave on Sunday, then you are expected to leave the guesthouse at the latest at 18:00.
  • You are allowed to use the guesthouse at a maximum of 8 people. However, the number cannot be greater than indicated in the booking confirmation.
  • As a landlord, we ensure you that the guesthouse will be delivered fresh, clean and the beds will be made.
  • Upon departure, make sure that the dishes are done (or the dishwasher is emptied), the refrigerator is emptied and that the garbage can is empty. Also make sure the house is swept, the bed is stripped and the linen are collected in the hall.
  • In case of defects, breakdowns or complaints, please notify us as soon as possible so we have an opportunity to resolve this as soon as possible.
  • The landlord is not liable for damage to the property of guests during the stay at our premises or in the guesthouse.
  • The tenant and his/her companions are liable for any losses or damage caused to the guest house or land, directly or indirectly affected by the stay.

Cancellation policy

  • Both we and you are bound to the booking once the booking has been confirmed by us and the down payment, or in some situations, the entire rental amount has been received.
  • In case the down payment is not received on time, we have the right to cancel the booking. If the final invoice is not paid in time, we see this as a cancellation and the cancellation rule comes into force. Payment is defined as the moment when we receive the full amount on our account.
  • You can cancel a reservation via mail or e-mail. You will receive a written confirmation of the cancellation.
  • If cancelled up to 3 weeks before the booked date, no fee is due and the paid amount will be returned. In case you cancel the reservation between 3 and 2 weeks before the booked date, 50% of the costs stays payable. When cancelled between 1 and 2 weeks before the reserved date, 75% of the fee due and cancellation from 1 week before the reserved date 100% of the cost.

Booking procedure

  • You can make a booking request through the reservation request on the website, e-mail or by telephone. You will receive a confirmation email.
  • We will ask you via email to provide further information.
  • We then strive to send you the bookings confirmation inclusive the bill within 5 working days by email. In this written bookings confirmation are all the data of importance to the booking, down payment and the final bill. You are expected to completely check the bookings confirmation on correctness. In case of flaws, please report these, so we can send you an adapted confirmation.
    • Down payment
      For bookings made more than six weeks in advance, you pay half of the rent for confirmation of the reservation. Half of the total amount must be received on our account within ten days after the invoice date. The deposit will be deducted from the final bill. Invoicing for guests from outside the Netherlands takes place in Euros at the current exchange rate. You will receive a confirmation of the deposit.
    • Final bill
      The remaining amount should be received on our account at least 6 weeks prior to arrival. Once the remaining rent is received, we will send a receipt / voucher by email. This voucher should be taken to the guest house address and should be handed to us at the arrival.
  • When you book your stay six weeks or less prior to the arrival date, you have to transfer the entire amount within 10 working days.
  • If you book your stay within 14 days before arrival, the entire rental amount must be transferred to our account no later than two days prior to arrival. In agreement with us the payment can also be done in cash before moving in.
